Out-of-hours emergency procedures:

Phone the Southend main line number 01702 445 600 and listen to the message for the current out of-hours-service.

Please remember this is only for urgent problems such as water leaks.

If you have a fire or a break-in you should phone the emergency services.

Water Leaks

If water is coming from a flat above please try and find the occupier yourself as soon as you have called us and see if they can turn their water off.

Very often an over-flowing sink or something similar can be dealt with yourself quicker than we can get someone to you.

Break-ins

If your rental property is broken into this would usually be your responsibility to have fixed. Uou should make the property safe and discuss it with us in the morning.

We recommend you phone The Lock Father, 08000 113 933.

They offer a 24h service and are an approved contractor.

If you live in a block of flats and need to report a broken door and the property is insecure at night, please also phone The Lock Father.
