New electrical safety rules

Landlords have for many years been obliged to ensure that the electrical installation in a rented property is safe when tenants move in and maintained in a safe condition throughout its duration but they have not been legally obliged to have an official test, in the same way that the gas safety must be certified. 

However, new regulations set to come in later this year will mean landlords have to ensure qualified inspectors check electrical installations in rented homes at least every five years and make the necessary repairs and upgrades.  We strongly recommend that you have yours checked now to avoid any rush and to ensure you are complying when the law comes in.

HMOs are already required to have a periodic electrical inspection test every 5 years.

Don’t expose yourself to significant financial risks, from fines and invalidated insurance, by not acting on your electrical safety obligations. Our qualified and registered electricians can provide you with an inspection for £200 + vat (for up to 3 bedrooms).

Also any electrical appliances supplied by the landlord should be PAT tested annually, this includes washing machines and fridges.  Prices available for this on application.
